The Brisbane Emerging Developers Series is back.


After our first successful series in Brisbane 2016, ShineWing Australia is delighted to announce that our Emerging Developers Series has returned for 2017. This year, the series will be delivered in both English and Mandarin, catering for the up and coming Chinese developers!

The Emerging Developers Series is a six-part program of interactive sessions for an intimate group of aspiring property developers. This series, which has been running in Melbourne for 5 years and is soon to be launched in Sydney, is designed to walk you through the property development process from start to finish.

Emerging developers will have access to leading industry experts who will provide strategic insight into property development and key developer issues from tax structuring, to design and construction.

Date: 6 sessions hosted on a monthly basis starting Wednesday 3 May 2017
Time: 6.00pm - 8.30pm (canapes and refreshments provided)

Cost: $1,200 + GST (total of $1,320)

Peter Gill, Director, Urbis
Peter is a Director of Planning at Urbis, and has over 22 years’ experience in Consultancy, Local and State Government. Peter has extensive experience in the areas of statutory and strategic planning processes to advise clients in the delivery of development strategies and solutions, across residential, retail, industrial and infrastructure development, with a particular focus on the master planning and delivery of large scale site and centre based projects.

Maoibh Russell, Partner and Financiers' QS, Mitchell Brandtman 
Maoibh is a Partner with Mitchell Brandtman and is a Manager of the Financiers’ Quantity Surveying Team in QLD. With over twenty-two years’ experience,  Maoibh’s market intelligence and knowledge of the industry has seen her invited to speak at various conferences and industry forums both here in Australia and across the globe. Maoibh offers a solid basis of expertise in all areas of construction and development, particularly for projects in the residential, commercial, infrastructure and industrial sectors and is currently the lead QS advisor for the public realm component of the $3Billion Queens Wharf project.

Daren McDonald, Partner, ShineWing Australia
A leading accounting, commercial and taxation advisor to property developers in Australia. With 25 years’ experience in financial and strategic consulting to property developers on significant joint ventures.

Michael Sutherland, Director, PDS Group
As a Director at PDS Group, Michael Sutherland brings over 24 years of knowledge from within the project and construction industry. Michael has a senior level background spanning Melbourne, Adelaide, Sydney, Brisbane and Japan. Rachel has over 12 years’ experience in providing accounting, taxation and strategic advice to clients in the property development and property investment sector. Consulting to groups on developments ranging from 2 townhouses to in excess of 1,000 apartments, she covers a range of relevant issues including structuring, processes, GST, state and federal taxes. 

Gary Koh, Partner - Property and Commercial Services, Gadens 
Gary advises on property developments, infrastructure projects, property acquisitions and sales, as well as retail/commercial leasing. He also specialises in hotel developments/transactions as well as rural transactions. Gary has been involved in three new hotel developments in Brisbane including the development of the new Westin Brisbane together with the mixed use precinct comprising of residences and restaurants. 

Previously, he has advised on infrastructure projects of State significance regarding acquisition of land (including State land) for the construction of a rail corridor for the transportation of coal as well as advising on the redevelopment of various sporting venues in Queensland.

Lachlan has been instrumental in Consolidated Properties’ leading residential and mixed use projects including Casuarina Beach, Stradbroke Domain Resort, Bluewater residential estate in Cairns and Breakwater Quays in Townsville.

Session 1: Development ready - Daren McDonald
Wednesday 3 May 2017
Are you ‘development ready’? This introductory session will provide a brief overview of the series structure as a whole and focuses on the development planning process. Daren explains the importance of a holistic and strategic development plan along with key factors to consider before embarking on any new project. In particular, this session focuses on structuring, asset protection as well as understanding and developing risk management methodology. 

Session 2: Demographics and sales strategy

You may have a plan but is there a market? The next stage in the cycle looks at the existing conditions and the projected opportunities in the Queensland property market. This session focuses on identifying your target market and how to ensure compatibility with your development plan. Leaders in the field will provide an assessment on current market trends and give advice on how to determine effective sales approaches and marketing strategies tailored to your project.

Session 3: Feasibility and managing the construction costs - Michael Sutherland and Maoibh Russell

The preparation of an accurate feasibility statement is essential to the developer’s assessment of the opportunity. In addition, it is critical in determining a host of other factors such as risk and reward, timings, tax and cash flow planning and equity partners’ expectations. In addition, a successful development is all about delivering your project on time and on budget. In this session, our industry expert will provide practical advice to ensure you start off on the right foot when it comes to managing the construction costs of your development.

Session 4: Legal documentation and town planning - Peter Gill and Gary Koh

Getting documentation right the first time around minimises the risk of liability, performance issues and non-deliverables. Therefore it is crucial that proper attention be given to all legal documentation including (but not limited to) land acquisitions, contracts of sale, town planning submissions and supplier engagements and building contracts. Our legal and town planning experts will talk you through the documentation and practical application associated with all aspects of the development cycle and give tips on how to avoid some of the common pitfalls.

Session 5: Funding: Structuring debt and equity deals - George Sha and Craig Chapman
Wednesday 23 August 2017
This session aims to look at both traditional and alternative methods for obtaining funding and structuring the deal. In particular, George will address the role that debt can play in funding a development along with the legalities and risks around alternative financing options. Sean will cover structuring the deal for equity investors and property schemes. In short, everything you need to know about what to consider and avoid in modern-day deal structuring.

Session 6: Q&A with the property gurus and Completion – Daren McDonald, Rachel Witte and Lachlan Grantley
Wednesday 13 September 2017
This non-technical session will be led by two well-known developers who will share their personal insight into how and why they got involved in property development, lessons learned and their journey to date. This session will be a rare opportunity to get firsthand knowledge from experts in the trade - learn what to avoid in the development process, how to judge feasibility of the project and increase your chances of success. To complete the series, there will be a recap on the different phases of the development cycle with particular focus given to the completion and settlement of the project. Topics such as post-development briefings, residual issues and taxation will be covered with reference to the initial planning phase of the project.
